Home Inspection

Selling my house and the buyer recently had the home inspection done. After arriving home I realized the AC was broke. Had my AC guy come out, well the inspector broke my damn thermostat (pushed buttons completely in), also blew fuses, and fried the blower motor. Now the inspector is saying it was all broke when she arrived. She's full of shite. Any chance I'll ever see that money back I shelled out to fix everything? Have to file something though some agency since she's an independent inspector.

How did she blow fuses and fry the blower motor from the thermostat?

My guess is she screwed up in the attic, didn't realize she did. Came down and couldn't turn the thermostat on, pressed to hard and snapped buttons into thermostat

What a frick stick. I'd call the company and simply let them know that on any given Friday, they can get that arse whooped. Let them know who holds that key! You! Ding!! Tell them you'll see them Sunday!

inspectors rarely know anything, they are frickin ignorant.
I fixed a/c & htg for 35 years and routinely came out behind inspectors saying the a/c unit was too old and needed replacing and the gas furnace is leaking carbon monoxide and needs replacing only to find it was electric heat!!!! and a/c was less then 5 years old and good for another 5yrs!!!
90% of the shite in those inspection reports is the same shite they will say about each and every single house and they just repeat it so the paper has a lot of words on it and it looks like they did a good job. they also lie routinely, if the buyer is paying for inspection, then everything is bad even if it isn't, water heater a/c & heat, roof all needs replacing. if the seller is paying for inspection, then everything is good even if it isn't, water heater a/c & heat, roof all is in great shape, then you move in and find out the roof or the a/c unit is 20 years old and now you need a whole new $8,000 a/c system or $15,000 roof installed.
most people don't realize home inspectors cant be held liable for lying in reports, you can only sue to get the money back you paid them if they didn't do their job, that's it. they only take a 4 hour training course "if that" on what to look out for, and then get certified as an inspector. in truth they now very little more then the average home owner does and you are just paying them to look around under the house or in the attic in your place so you don't get dirty doing it. just like you would do, they shine a flash light around and report whatever they see, that is all.

Pretty much none of this is true, especially the "4 hour training course" part. They do have to toe a fine line between pleasing their client and being thorough, but they don't get more clients if they're routinely lying or screwing people over. Their business is almost 100% based on recommendation and word of mouth. As far as reporting on the different systems, they are required by standards of practice to identify things like the condition of the roof, age of water heater, AC Unit, etc. They are not required, nor should they be, to diagnose and fix problems. They simply make a recommendation for further evaluation or corrective measures from a professional in the respective field.
