I worked for a property mgmt company in college and was shocked at the amount of people willing to take a shite in the middle of a floor on their way out.

All the damage to my houses aside, the worst thing that I've ever seen was, well terrible. I had a tenant move out at the beginning of a month who had a dog. I had no idea they moved until they were late on the rent the following month. By the time I got into the backyard to cut it, I destroyed my lawnmower on a chain that was tied to a dog's bones. Awesome stuff...

No real horror stories but I would never rent out a house that I used to live in. I would want it to be rental property from the purchase on. Something I had no emotional investment in, I t hurts to see people disregard your former home.

Never was exposed to white thrash until i had a rental house. it all starts with i'm gonna be a little short this month on the rent .usually all downhill after that.

Been lucky I guess over the last 10 years. No major problems until my last tenant decided to quit paying rent after 3 1/2 years staying there. I put up the 5 day eviction notice and she was gone in 3 days.

We air bnb'd our New Orleans house last New Years because we were in NYC.
One of the guests took a massive shite and didn't flush. We returned theee days after they left. I ended up re-painting the bathroom (it was the hall half-bath).
Smell just never went away. They got a bad review.

Rent to girls. I had three dudes rent from me and the toilet looked like it was from a third world country at the end. They destroyed the house and got pissed I wouldn't refund the deposit.

I had a tenant that wanted to buy the house. At the time, we weren't willing to sell.
When they finally moved out, they took a truck and a chain and literally pulled up ever single foundation planting around the house. Trenched the yard and collapsed the lid on the septic tank too.

Two one is when the moving truck backed into the house when the tenant was moving out thus shifting the entire roof and structure. Very expensive
Second was we had an Asian family who was growing tree frogs throughout the house for their Asian buffet restaurant. We had to clean up 1000xs of tree frogs on the inside windows and in other areas of the house. Freaking disgusting and have never eaten as an Asian buffet again.

That actually did happen in the home owned by my BIL that he was renting out. It was the murders in Marrero where the guy killed his wife and kids.

The home you are looking to rent out, are there colleges/universities near?

I worked doing cleanups after people moved out for a rental company. One house looked like they never had garbage service. The whole house was filled with garbage along with a large shed and part of the backyard. Of course it was a roach factory too at that point. It seemed like every other house I fixed had the power cut off and the contents of the fridge left to rot.
