As a friend, you are honor-bound to try to point him in the right direction (ending the affair). You should never do anything that implies that you sanction his behavior (meeting the mistress , hanging out with her, etc). I personally wouldn't feel the need to end a friendship over it, but I know many better men who would.

Whatever happens, unless you're speaking with him, keep your mouth shut about it. You're a grown man.
