In college we had some friends who were married. Awesome couple from cali. I ended up working at the same place as the wife and noticed she was very friendly with a group of young 18 year old girls and the guys she hung out with...they would go out all the time after work late at night mostly without the husband.
I eventually came to know that she cheated on him with one of the dudes at least once and possibly more. I was torn for a long time as to what to do because the guy was being made a fool of. I ended up telling him my suspicions one night when he brought it up. He basically shut me off as a friend and went in denial. They ended up divorced 18 months later when he learned first hand what she was doing.

OP, you need to try and be a little forward thinking for him...
As the trusted friend, you need to paint out all scenarios of how this shite could go badly quick.
Did you ever think about if the lady he's cheating with, if her husband finds out first? He might be able to discover identity of the cheater and confront your friend, or tell friend's wife if given the chance.
Or how about if the chick he is cheating with goes bat shite crazy and starts dumping garbage in your buddy's lawn or keying his car if he tries to break it off?
Or if another mutual friend happens to see him publicly with his mistress...
These are the scenarios he needs to know about so he can fully realize just how bad he has fricked up. He needs to realize that he doesn't control the situation, and it only takes one second of an instance for somebody else to completely blow his cover and ruin his life.
It's like being jailed and looking for the escape, but all exits are guarded with explosives.
