A 200K home in TX may have a property tax of $4,000.

Are there any homes that cheap anymore in the good suburbs of DFW? I don't think there are but maybe I'm wrong. But the problem the last 6 years or so is if you buy a house at 200k the appraised value goes up every year. I am paying twice the amount in prop taxes as i was 10 years ago. I know, great problem to have...except I don't want to sell and plan to stay where I'm at forever. My monthly prop tax almost equals my P&I now. And if you live in a good suburb or even in Dallas proper, a chunk of your school property taxes get taken by the state and given to low income districts in rural areas and south texas. So what you are paying is not all really going to the district you live in. It's called Recapture or the Robin Hood Law.

We live in Aledo and love it. It’s just west of Fort Worth and the longer commute is worth it. Schools and athletics are top notch.

Argyle is north of Keller and is great as well.

Plus sales tax in LA vs Texas. Zero tax at the grocery store shocked me. That is pretty big when we pay 10% here.

Trinity HS football used to be badass. They still are, but in the shadow of Allen (like everyone else).

That whole area is pretty nice from what I’ve seen.

I stayed a week in Euless once for a training. Literally have nothing to say about it.

Sure, they may need a bit of updating and aren't going to be Mcmansions but they're put there.

When did White Settlement get trashy? I used to visit my family up there all the time and it seemed nice back then. Of course a lot changes in 5-6 years

nailed it

To the OP, surrounding burbs are better than Euless. From an affordibility standpoint they go Southlake, Colleyville/Grapevine, Keller, North Richland Hills. The first three all have great schools if that matters. Depending on where you have to be/drive daily I'd probably pick Keller. I live in Trophy Club at the moment. NRH and Colleyville will be the easiest to get into Ft Worth or Dallas for entertainment purposes. Getting from Keller down to Ft Worth is still a pain in the arse even with the 35W expansion.

Hope you like traffic

Ive been stuck in shitty Euless hotels a couple times due to DFW flight cancellations

I live in Grapevine and work in Fort Worth....my wife works in Addison/Carrollton area. We're both exactly 22 miles to work. It takes me 33 minutes to get to work...takes her 35 minutes. The infrastructure here is much better than most places. And many ways around any potential traffic issues. And, they're constantly upgrading the area roads and highways.

Correct. Live in N Euless and get the Grapevine Colleyville ISD. Cheapest way into very good schools but still have a decent Baw factor. Plus you are close to the airport.

I live in Keller and have no idea about the traffic problem that one poster stated. You are going to be okay anywhere in this area. Also nice to know so many guys here live in Northeast Tarrant. When’s the tailgate?

He's very familiar with Louisiana, maybe he figured can't be worse and looking for a fresh start. But also knowing hundreds of thousands have moved from Louisiana to TX past several years to decade. Must be a reason why they are moving
