Effects of Flooding?

After Katrina, new construction boomed and prices went up.

Personally, I don't see that this time. We learned not to use Chinese Sheetrock, and once you get a house gutted, you can live in it.

Labor may be in short supply, but it can be brought in.

Dunno? Anybody see the effects of the flooding in the real estate market / construction / etc?

I just hope the value of my un-flooded house in STA skyrockets so I can sell it and build a batchelor pad in the middle of a cow pasture somewhere.

We were looking to move anyway.
Our house has 6ft 10in. Of water and will more than likely be condemned.

I'm afraid we won't be able to find a house to buy.

Mine wasn't sandbagged, didn't get water in it, and will be on the market in a few weeks.

I think short term, all houses on the market that didn't flood will be sold within a month. Long term, I don't see how it could help the real estate market when most didn't have flood insurance.

Baton Rouge

My wife works for the LP school board and my 2 daughters and both of us want to stay out here.

The friends we are staying have a house by them that's high and dry that we looked at 2 weeks ago, but now we can't find a (trusted) realtor.

Heypaul, time for you to move to the big BR. There are houses on my street for sale. Won't you be, my neighbor?

New construction boomed where? I live in BSL and it seems like a very small percentage of homes have rebuilt.

A lot of the new developments in LP and AP were built post-Katrina.

Our house was already for sale in Pville when this happened. We didn't flood so I expect it to sell pretty quick. I just don't know where we're going to go if we do sell. Plan on building on some land we already own(it didn't flood either) but it's going to be hard to find a place to stay in the meantime.

Plus construction schedules are going to be insane. We might have to take it off the market until early next year.

There is plenty of mexican labor around. They will flock to baton rouge.

That is a good thing. They work hard and work at fair prices. Only downside I have seen is language barrier makes it hard to tell them exactly what you want. My fault, I should have paid more attention in spanish class.
