This!


They make a decent house but it ends up being a shitty neighborhood. I just got out of a neighborhood built by Southern Homes, which is a similar builder.

I bought the house new and sold for a slight loss 7 years later, mostly because of the neighborhood and people foreclosing.

In my area of central texas KB homes is most shitty, then followed by D.R. Horton.

The comment about sidewalks and parks is accurate. They cram as many D.R. Hortons homes as they can in the development and have no amenities or parks in the neighborhood.

A lot of dot indians live in horton neighborhoods around here. If I drive thru these hoods five to tens years after being built they do not look pleasant.

Sorry but this is not true at all. They use their own subs. They throw up a house, depending on the size, in less than 60 days. They run a very tight schedule thus not allowing the subs to do work for other builders. When they show up every morning, all the supplies and materials are on the job site ready to go. Subs can't move on to the next house thill the current one is finished. It's quite impressive seeing it in action, but the quality is terrible and the materials are cheap cheap.

My mom and I our building houses. I went with an independent contractor and she went with DR. I started in November and she started in January. Her house will be finished about a week before mine. I find this odd, it makes me nervous for my mom.

I have a DSLD home and I will say that I was skeptical at first but for the money these houses were paid for it's a really good neightborhood. We have sidewalks and a playground. Neighbors are great. Have a HOA as well. I was never a fan of tract homes but after looking for houses for a year or so we couldn't find anything comparable for the price. DSLD has satisfied any issue we have had. My wife didn't like a small lip where the concrete by the front door joints up to the driveway pour and they came out and re-poured everything without question. I have to say I have been impressed with the cooperation and involvement that they have given us. I can't stand DR Horton. I've heard plenty of horror stories about them. They recently had a segment on the news about there shitty building techniques.

our starter home was a DR Horton home in Sorrento near Pelican Point... shitty houses, but the price per sq. ft. is what got us to sign on.... as far as quality, we had wavy walls and shite..... but considering the price, i don't think you can expect greatness from them.... as far as BR construction goes, they are the bottom of the ladder, with DSLD next, then Level, then a "custom" builder....

basically, if you can afford to go with either DSLD or Level, and not Horton, then do that... only go with Horton if you absolutely have to.... if not, skip them... seriously... shitty work, shitty people, shitty neighborhoods that end up attracting riff raff in the neighborhood...

This is true, plus all the subs are usually piece rate guys who only do a small % of the overall scope of work. Ie: framers have guys who only snap lines/ cut plate, then another crew builds walls, another rolls the floor, another sheets the outside, one sets the trusses, and another does all the pick-up work.

So the quality of work suffers.
