Declining Baton Rouge real estate prices

Passing through Sherwood Forest the other day and spotted a home off Sherbrook for $179,900. The home is large, albeit old, but at over 2,400 sq ft for that price is alarming, to say the least.

What are some other rapidly declining areas for BR real estate? I think lake at white oak, Shenandoah and Lake Sherwood aren't as desirable as they once were.

That area of town is just dull and depressing. I wouldn't own a home there.

I recently bought a house in Sherwood Forest. My kids have friends in the neighborhood. My wife walks in our part of the neighborhood. I paid less for a nice big house that is well built. I am so dumb.

Sherwood, Jones Creek, Old Hammond Hwy - that whole pocket has been declining since 2005.

The peak is in for real estate. Should bottom out 2033 or so. Hang on for a wild ride.

Ok, seriously, one of the reasons many of the houses in area go for less is that they need updating. Some people don't want to bother doing it themselves so they sell on the cheap side. There is a house behind me that is about 2600 SF and was just updated and it is listed at, I believe, 259k.

100 sq/ft is pretty damn cheap in Baton Rouge. There is no way i would renovate a house to sell it at that.

I wouldn't pay 120 for that area

In 2005 a lot of Katrina people from NO moved into the neighborhood and it really did decline. However, after the mortgage bust a lot of those people lost their houses. The neighborhood really is better now than it was 7-10 years ago. If you don't have school age kids, or if you do and they are in private school, and if you are not an OT Baller (I know I am probably the only one on the OT that isn't) it wouldn't hurt to look in Sherwood or Broadmoor.
When it comes to Baton Rouge neighborhoods this place is as bad as the poli board.
