I play the course out there. Every time I play out there, I feel like more houses went up for sale...

Played it for first time in 10 years last week. Was shocked at how many homes were for sale. Looked like 7 out of 10 on some streets.

Look at the section 8 housing creeping up 964 and you'll see why they're bailing out.

At one point it looked promising. I think the developers had trouble selling off lots so they sold a bunch to DSLD. Now lots are going for $25Kish.

The wife and I went looked today. I was shocked too at the houses on the market. So section 8 near by huh?

Been looking in that area for a while. Feel like copper mill is the only neighborhood that remotely has it together. Most houses outside copper mill need $60K - $75k to bring them into this decade.

That is what we noticed too. It seemed to be a nice planned community but shocking about the for sale signs. We looked at one house that was 350k built by level. The entire back of the house had cheap particle board siding. Cannot
Believe how cheap they can build them.

HOA bought the course and the costs not paid for by play is spread in the HOA fees. Bunch of folks bailing because of that.

Course needs a driving range and clubhouse to increase play again. Its a fun layout

The realtor said they want to build a new driving range. But I'm sure it would be 100% Hoa fees. Currently they are 1500 a year.

Section 8 will one day destroy the world. It's the single worst government program in existence and nobody besides slum lords and trash benefits yet no politician ever brings it up.

The section 8 apartments are going in across from the new Anericana development. Yes we have a lot of turnover but some of that is due to us having a large Exxon employee base and people transferring in and out.

Are dues are set at 1500 a year and don't change due to anything related to the golf course.

And we for sure need a driving range again and a clubhouse.

Pretty much all the same with your nation wide or statewide builders, just junk. So many homes in these neighborhood developments today are not built to last 20- 25 years without putting a bunch of money into them. Copper Mill is no exception.
