Contractor Question: Back Patio

Looking to redo my back patio slab and all.... Looking at a 25Wx13L area... I've been quoted at 26k to redo the slab and then build up the back patio while raising the roof. Currently it sits at 6ft and I want it at 9ft so coming off the roof of my house.
Does this seem accurate?
I've had two appraisals so far one at 28k and the other at 24k.

Must be if both those appraisals are close. The labor is what kills you.

From what I've been told because they can't pull the truck up directly to my patio and instead have that haul is via wheelbarrow it is going to cost me almost 3k extra

Why wouldn't they just rent a pump truck for 800 then? Contractor seems dumb or shady if that's what he said.

Was wondering if this is fair, at the price they are quoting I could buy a newer piece of property it seems. According to a few websites what I plan on doing only adds 15k value to the property

I wouldn't count on 15K


It may make your house sell faster but without adding SF of living area, you probably aren't adding much value, all depending on the appraiser you end up with

Additions usually aren't a good think for adding value to a home.

Previous owner had it set at that height, it is actually 6'3" from concrete to ceiling

What type of roof is it? Flat metal, pitched shingle?

That is a pretty good bit to have to raise.

Currently it a a flat roof, could come off the structure of the house with new plan and make it a 9ft roof

Well, unfortunately for you it's a contractors market right now in most places. I doubt it swings back for a while.

Your best bet at lowering the cost would be to have the concrete work done by pros and to do the overhang yourself.
