Construction question....

A room in the attic about 400sqft some framing and electrical required, putting in hardwoods, sheetrock , paint, HVAC ducts can be pulled off a trunk line, etc.

Someone told me it would cost around $30sqft.

Is this about right or should I expect to spend more?

Does it have a window? You have to have a window to meet code usually.

If it is going to be a square room - that sounds about right - you probably could do it your self and save some $$

If you are adding a room into your attic you should really consider adding its own hvac. Coming off of the unit for the rest of the house, you will never have it comfortable in the addition. In the middle of the summer you are probably liking at 8-12 degree difference. Just some advice.

Ps. If you do run duct from the existing unit make sure the put supply and return duct and booster fans on the supply

agree with this completely...I have a bonus room above my garage that is damn near useless due to inadequate hvac...

bottom line is, that hvac system is designed for the house that was there when it was installed...adding a room without increasing capacity makes it undersized for the whole house...
