The area we are looking isn't very encumbering, I don't need a real estate to show me which houses are for sale.. is there a website that will list foreclosures or houses that are future foreclosures? I know two in my area that are for sale that aren't posted publically..

Are you looking for one in LA? I know several in BR and NOLA that are very successful and happen to be pretty damn hot

But you need one to get in the houses... if you're a buyer, use an agent. You don't owe them a dime. The seller pays up.

You don't get a lower sales price if you don't use a realtor. The seller agrees to a % to give the seller when they list the house. The selling agent then splits that with the buyers agent. If you don't have an agent, the selling agent just takes the full amount. Common misconception.

I know a few also. I met one when I was buying my current house. Smoke show with huge bolt-ons. She was selling this house that I knew was crap as soon as I walked in. I told her I didn't want the house after the first minute, and she asked me to stick around to keep the owner happy (was in the backyard with her 17 dogs). Hung out for about an hour, and the homeowner lady stayed in the back yard the whole time. Got some digits. Smashed that weekend. Didn't speak again.

Get referrals. Don't just choose a friend or family person that's a realtor. And definitely don't choose someone that does it as a hobby on the side.

A good realtor is worth their commission.

i should be a realtor. ive bought and sold FSBO. Its not hard but not gonna lie it does take some time to get all the forms and stuff straight.

I can recommend one in the New Orleans area. She was great to me when I was in the market for a house. I met her during a showing in Lakeview. We would walk into a house and she would say "King, you don't want this and here's why...". She would point our some not-so-obvious flaws. I eventually settled on a crib in Lakeview that wasn't on the market yet, but through the agent connections was able to get me in to see it.
