Buying/Selling a House Question

So we are likely putting our house on the market in the next couple of months. We would like to try selling FSBO but have been recently working with a realtor looking for houses.

Has anyone ever done this and how pissed will the realtor be if we decide to do this? Keep in mind, she's only shown us 2 houses (that we found ourselves) so she hasn't really done much work for us yet.

How much is your house worth?

Assuming around $200,000, make a realtor a little upset or let her rape you for $12,000? Tough choice.

Why do you care what she thinks/feels? Approach this like you would a business decision; looking out for your bottom line.

I should have added she is an acquaintance and I see her pretty often.

Second, my house will likely sale between 200 - 220

You're using a realtor to show you prospective houses to buy, but thinking of doing FSBO on the house you're trying to sell....right?

I don't see why the realtor would care. If you didn't use her time for anything related to the house you're selling, then she'd have no reason to be upset if you decided to do FSBO on that. No reason to do FSBO on the purchase though since the realtor's commission is paid by the seller, not the buyer

Showing you a house does not mean she gets to sell yours. If she is professional she will be fine with this.

i did it and none of their fricking business who is selling your house. he is your buying agent.


i did this about 6 months ago. saved over 60k doing it myself.

You have engaged the realtor as a buying agent not a selling agent. Two completely different transactions. She shouldn't be pissed and if she is, you should use a different broker.

Did she ask you to sign an agreement with respect to her work as buying agent?

Just be open and honest with her. Tell her that you would like to try FSBO for a month or two first and that if yall decide to list it with a realtor then she will be the first one you will call. If you don't say anything then she sees the sign in the yard then it comes off as shady.

What is the breakdown of your savings? Did you FSBO a $1,000,000+ house to someone with no buyer's agent because that is what it sounds like you are saying.

Then you shouldn't be worried about it and she has no reason to be upset. You contacted her for assistance in buying your next house, not to help you sell the current one.

Always nice when someone gets on here talking shite when you have no clue how commissions work for realtors. A realtor would not make anything close to $12k on a $200k sale unless they were the buying/selling agent and a broker.

I just wouldn't imagine many million dollar homes being sold FSBO


I'd think any buyer would have an agent at that price level also

Friendship is a two way street. Did she offer to be the listing agent at a discount? If you have appraised the selling price correctly and can sell it in an acceptable amount of time, then why pay a 6% commission? As your friend she should understand. If you cannot do these things then toss your friend the bone, and let her list it.
