I lived at U Club off of River Road. It's going to be close to $800 per room but it's the nicest of the "college communities." Whatever you do not not live in the Cottages, Woodlands, ECT on Burbank. They are cheap and will fall apart before you move out (I lived there for a year also). I never had any problems at U Club in 2 years with maintenance or management. There's also never traffic getting to campus and you can get home after game days since on River Road. All in all I liked it and with your budget I would go there or find a nice house somewhere.

Most places I've looked up have absolutely terrible reviews
My experience from back in college is that management at the student-centered apartments really isn't inclined to work with you. They know that most students have no real bargaining power, and can quickly fill your vacant spot if you choose to leave.
Couple that with a clientele that likely doesn't understand the terms of their contract, they can just be very tough to deal with when things aren't going in your favor.

That's not just student apartments

True, but I've had very positive experiences at a couple of places that were not centered around student housing.
