Baton Rouge Neighborhoods

What are some neighborhoods in Baton Rouge that you would consider good for a starter home? Neighborhoods that are relatively safe, homes that should hold or increase in value over the next 5ish years.
I'm not talking about Prairieville, Gonzales or any other suburb. This is about BR neighborhoods.

Mid City. With all the government st rehab starting I think its a good area

based on this, Gardere is right up your alley.
Property values can't get any lower and if anything, they should go up a little with the casino improving the area

Those developments on Burbank is a good place to start. One is called "University Acres" I think. University something

University Acres is off Highland and is not exactly a starter-home neighborhood. Many of the older small houses in that neighborhood have been bought and re-done (or torn down and re-built) into huge houses.
OP, what part of town do you work? Do you want something newish? Most starter home new developments are going to be cookie-cutter houses with zero yards.
If you're looking for older neighborhoods, on the east side of town, I think Hickory Ridge & Shenandoah are still nice.
Closer to LSU, Mid-City/Capitol Heights, or Southdowns are all good neighborhoods with older houses if you can find one at a decent price. Kenilworth & Magnolia Woods are good neighborhoods to walk around, but most of the houses are your basic '70s ranch-style without much character. Large yards though.

I just bought a house in Meadowbend in between Burbank and Highland on the campus side of Staring. Paid ~135k, Put 20% down and monthly payment is cheaper then a 1 bedroom apartment. House is in great shape and neighborhood is a mix of college renters and families.
I like it. Plan on renting it in a few years.
Mid City is nice, but you will have to spend around 200K for a 3 bedroom. 170k for a 2
