Apartment Possibly Being Cased...

Back story: I live in an apartment complex (town homes technically), with my sister as a roommate (no pics). Area is mostly quiet, neighbors don't bother anyone, everyone is friendly.

This past Friday, I arrive home from work (around 5:15 PM. I had left 7 that morning). My neighbor (no pics) calls me over to tell me that someone had pulled up to the front door of our townhouse and was fidgeting with the lock on the door for about 20 minutes. She mentioned this man did so immediately after my sister left for work around 11 AM.

I gave her my number and asked her to call me if she sees something like that again.

Fast forward to today (about 30 mins ago), I am helping my sister unload groceries from her car and notice a freshly spray painted "X" in front of the unit/parking space (each unit has two parking spaces directly in front of the front door). No other unit has this in front of it, save for one spray painted with a single vertical stripe.

Another neighbor of ours (no pics) mentioned that she had left her car unlocked by mistake and someone had gone through the console and taken some things.

I thought I was being paranoid at first, but after putting all of these events together, I am going to contact the sheriff's office tomorrow morning and see what can be done (not sure much at this point).

Has anyone experienced anything like this? What actions did you take?

FWIW both entrances to the house are secured by multiple locks and both my sister and I are armed if someone were to break in while we were home.

Own 3. We just got a puppy. She probably isn't up to speed to deal with an intruder just yet.

I should have mentioned that the neighbor and the landlord are friends as well. My landlord had tried to sell in the past when she moved away (she and I used to be roommates), so my neighbor thought initially it may have been a realtor of some sort.

She said when she came back outside and he was still there, she picked up the phone, but he was already leaving.

Most burglars won't fidget with the lock, they will simply kick the door in and grab a few things and leave.

that's what I thought. And I was prepared to write off the initial action as nothing, but hearing my neighbor say her car had stuff missing and now I'm seeing random markers in front of my house only...I feel I have reason for concern.

ETA: You're armed. That's a good start. Get a camera maybe and definitely contact police to patrol the area possibly during the day. Ask them what they think.
