The modern looking house on Hyacinth is listed for $950K. Real weird looking home, but it has a huge lot. All those houses on Hyacinth have huge lots as you get closer to meadowlee. Love those lots.

Top dollar in Southdowns right now is around $205/sq ft. I just had an appraisal and that's the high end comp for a fully renovated place.

More typical in Southdowns is around $180-190/sq foot for a place in good condition.

For comparison's sake- my home was $186/sq in 2012, then $178-185/sq in 2015, and now $202/sq in 2017.

I think that is reasonable. TOP dollar is $205 sq/ft. That's the nicest of the nice. Those prices per sq/ft I can deal with.

And then you have someone in Rouzan trying to sell their home for $300 sq/ft, then lowered to $250 sq/ft. That's incredible.

Festus it looks like since the flood, houses are selling for $110ish-$120ish sqft depending on amenities and updates. They aren't staying on the market long either once listed

Pool, at least 3 bedrooms plus a bungalow means I could probably get around $4k/month in rent, which is $48k/yr in rent. 1 million seems a little steep, but not outrageous given the location. There are only a handful of neighborhoods in this city that are relatively insulated from traffic, conveniently located near jobs and restaurants and parks, look nice, are low crime, and didn't flood (southdowns, garden district, spanish town, Beauregard Town, capital heights, old goodwood).
There is massive demand due to the number of people who have been flooded out of their homes.

Don't be shocked by high prices in neighborhoods that have 15 minute commutes to work instead of hr long commutes.
