Anyone know anything about Guidry Land Development out of Broussard?

Does anyone know about Guidry Land Development out of Broussard?

Just curious because they are trying to build a housing development in Bossier that has 468 2 bedroom apartments that are all 875 sq ft each. They’re wanting to lease them for $1600 a month. Which is ridiculous.

That seems fishy to have that many of the exact same size unit in an apartment development. Apparently they’ve built something similar in Broussard called The Villas at Albertsons.

Are they legit or are we about to have Section 8/HUD housing built right down the road. Cause that’s what I’m feeling.

Since there is an Air Force Base nearby, the other government cheddar out there is US military housing allowances.

I wish I was kidding. Then again, what else would I expect from a dude that built neighborhoods and named them all after his kids.

The street they are on is literally Albertson parkway. Not sure what the problem is here. Also they look pretty nice for apartment living in Broussard.

Just finished up a project for them in baton rouge. They do a wide range of developments including apartments, single family starter homes, single family approaching 7 figures and commercial. Good guys in my experience. Just like any developer, they are going to have their critics.

Can't speak directly to the development you are referencing, but I have seen their unit layout on the units you are referencing. They build them like townhomes in 6-8 unit buildings and then rent them. Whether or not they can get the rent you are referencing is a market issue. They are not section 8/HUD developers. Which is just a catch all by opponents of development (NIMBYs) anyway to try to discredit projects that comes up for approval.

Thank you for the straightforward answer. That’s what I was looking for. Just trying to see if this guy is legit and not blowing smoke about this being a nice development then flipping it to Section 8. 468 units of the exact same floor plan crammed into the smallest amount of space possible makes people a little hesitant about who’s going to live there.

Cliff Guidry is legit, but you may very well end up with Sect 8/HUD houses down the street.

Not because of him or what he is building IMO. The Villas in Broussard is down the street from me and I highly doubt it would be a section 8 type of place. I thought it was a bunch of office space at first but drove through the other day when I saw all the AC units and realized it was going to be homes. Looks nice on the outside.

True, but they do have a tendency to sell after 5 or 6 years after equity has built it. Not just him, lots of developers are.
