They didn't exactly tear it up, and he again signed to an EXTREMELY team friendly deal:

He was one of the best bargains in the NFL- a top quality player with almost no ability to hold out and playing under reasonable salary cap allocations. The Texans would make a mess of his contract over the years with constant restructures (his contract was reworked every year for cap relief), but the base deal was extremely team friendly.

Calvin Johnson and AJ Green are the only ones I'd possibly want over Jimmy in that list.

This. And you really cant blame him. He's at the tail end of his career and Texans are clearly in a rebuilding stage, and he know it. He is probably one of, if not THE most underrated WR ever because he was a Texan his whole career. Could you imagine if he played with Manning, Brady, Rodgers or Brees? He'd be a first-ballot HOF IMHO if he spent his entire career with a team and QB worth a shite.

Alshon Jeffery 4 year 4.5 million for a 2nd round pick is nothing

In most cases in the real world I would agree with this, but this is a business that can cut you at any moment and "guarenteed money" is a myth, regardless of what your contract says, so that doesn't really apply IMO.

He'd undoubtedly enter as a Texan.

Rod Woodson won his only SB as a Raven and he went in as a Steeler.

Would take Jimmy Graham over Julio and Brandon Marshall.. and I reallly like Brandon Marshall. Not sure on AJ Green atm, but it's close.

I would absolutely take Jimmy Graham over Andre Johnson though right now.
