I used GMFS on my last house, I was thinking about just going with them again on my new home. Should I shop around a bit? Or is everywhere going to generally be in the same ball park?

I think you are pretty much shopping for interest rate and closing costs no?

I would shop around. Just remember that you sign with might not eventually be who your servicer is.

I went through my local bank and then they "sold it" to Franklin American Mortgage.

Tower mortgage group is who employed the loan officer I worked with and they came up with the terms. Huntington Bank is who my mortgage payments go to.

I used them and they were okay, but my main problem with them is they have no online account system. No way to just log in, see the status and history of everything and make online payments. I just get a paper statement every month and have to mail a paper check every month.

I'm not sure how common this is, but it seems pretty outdated to me.

Local bank originated and sold to Gateway Mortgage out of Oklahoma. I was nervous when they sold it but Gateway has been excellent from a customer service standpoint. I had an issue with city and parish property taxes after I refinanced and they handled it very well.

Done this....NOLA gave me a rate equal to everyone else and closing costs come in a little less here (certainly not world breaking though).

Damn this sucks....but I already pay 2 car payments (could pay these online if I opened a normal account with the banks...Regions and Whitney) this way so what's another stamp/envelope a month I guess.

Local bank

I tried to shop 2 local banks....one lady basically didn't even want to talk to me because I didn't have the cash on hand at that exact moment to put 20% down....didn't even want to know what my financial situation was outside of that fact.

The other one's didn't call me back after my initial request for information....if you don't have time to call me I guess you certainly don't have time to service my loan.

I wonder about these damn local places sometimes. It almost feels like that if they don't know your last name then they don't want to deal with you.

went with a small-ish company that immediately sold off to nationstar.

when refinancing, nationstar was essentially at the same price as everyone else, so i stuck with it as the service has been fine. apparently not the case on the lending side as it was a miserable process, but now that im just on payment its back to normal quality

I used a company that used to advertise on Zillow ---> New Penn Financial.

Closing cost were $900.00.

No issues whatsoever. My mortgage has since been sold three or four times. I'm now with (and appear to be for a while) with SunTrust.

Great website, fast payment processing and customer service has been very helpful when called upon.
