I'd call her, as soon she's on the phone let her know I was sending an email that she needed to see. By send, and then see her response. She sounds like a snake in the grass to me.

Face to face is always best. No option for unseen assistance, and you get to assess body language. If you want a "paper" trail, follow up the face to face meeting with an email summary.

This is the correct answer, anything else is nonsense.

I guess where I'm confused is it sounds like the only offers you ever received were from buyers who your agent also represented? Sounds weird.

Also, did she not pull active, pending, and closed comps from past 60-90 days to support her pricing?

All she cares about is a transaction going down. Read between the lines. She doesn't want to destroy a sale.

I did not read it that way, if you are correct she could not provide it but she absolutely 100% lied if she claimed she did not have it and was representing the buyer as well.

I won't jump to conclusions and say she did have it at first. Agents do not get CC'd on the appraisal. It goes straight from the appraiser to the finance company that ordered it and the buyer can also request a copy and from there they can share it with whomever they choose. There have been many transactions where I was the agent and I never received a copy of the appraisal. I was just told that it covered the purchase price.

She could have just received it prior to the email in question and was telling the truth before that. Or she could be FoS. I don't think the OP will ever know the truth but he should absolutely express his concerns and even address her broker about it and go from there.

Just thought about this but maybe since she wasn't allowed to give you that information the email CC was her way of giving it to you without "giving it to you."

It is possible. Besides a reply siruation, it's kind of hard to accidentally cc/bcc a person on an email.

I take responsibility for accepting the offer. My realtor agent wanted a quick sale so she could keep her record up and move on to her other clients. We found out she herself is a flipper so her network is investor buyers who want a quick investment or rental property.

I should have done more research like I normally do and put a stop to all of this.

I find myself saying this every once in a while as well. Unfortunately, it's significantly more painful when real estate is involved due to the large sum of money.

It sounds like she is acting as a dual agent, meaning that she will get 100% of the commission. Her pressuring you to take the lower price should have been a red flag. You should have also had an appraisal done for yourself before listing the house. Lessons learned I hope.

If she's a dual agent, she can't make any suggestions regarding pricing. So here pushing to accept the lower offer is unethical in itself.
