Tell me more about buying title insurance

I'm in the process of buying a house, and a few of the bigger closing costs are owner's and lender's title insurance ($1,076 owner's and $879 lender's). I've dug up some old threads and already know the board's general thoughts on it already, but has anyone had any luck negotiating these costs down? Any discounts I can look for?

I'm pretty sure those fees are set by the state and can't be changed. Where you can negotiate is with the Title Attorney on their doc fees.

I closed on our house with the same place that closed on it a few years before with the seller. They took $200 off the doc fees since they had all the information already on file.

Did the previous owner's purchase the owner's insurance from them? I just found out the sellers didn't buy a policy when they bought it, so I wonder if I would get a similar discount..

Title insurance is not negotiable and you should be quoted exactly the same price if you give every title company the same information.

You should get quotes from at least three title companies and I would go with the cheapest as long as they have been around for awhile.

The price of the insurance is set by law. Their processing fees and documentation fees can vary and thus, in theory could be negotiated.

When we closed on our house last year, the title company required a land survey, which would have cost a few hundred bucks. The previous owners when they purchased the house in 2011, had gotten a survey done, and provided us with a certified copy (it was part of our offer to purchase) and the title company accepted it and did not require a new one.
