Couple homeowners in my neighborhood are trying this. Signs in their yard forever. I assume their savings are substantial and aren't in any rush to sell their homes.

Agreed. The agent is tipping her clients hand to a non represented party for max commission due to the fact confidentially her buyer has expressed he will pay max dollar for a property such as the OP's.

As far as other negotiated terms after the purchase price, however you church it up to make it worst best for all parties is fine as long as all are in agreement. Its the first part that I detest.

GET AN APPRAISAL.

My parents refused to get one. They said "we know what our house is worth"

It ended up appraising for $40,000 more than they agreed to sell it for.

Agents for the most part work more for the buyers than sellers. They drive potential buyers around looking at MLS listed homes and then sell them the one they like.

When I sell real estate I do it myself and if an agent approaches me I give them a specific buyer contract.
