For Sale By Owner

Very hot seller's market (N. Houston)

Is only route to Multiple Listing System (MLS) via a real estate agent (ie, commissions)?

There might be some agents in your area that will do an mls only listing for a flat fee but you'll still wind up paying selling agent commission. You get what you pay for and the expiration rate and days on market are much higher because many selling agents show unrepresented homes last or not at all. Keep in mind that the average agent sells about 4 homes a year so they want the deals they do to be as easy as possible with the least amount of work. If they sell your house they have to do the work for their buyer and for you.

Craigslist ad. Let's the realtors come to you, and offer 3% if they sell the home to one of their buyers and do all the work.

It's what I did to sell my last home. Saved me 3%.

Several flat fee listing services in Houston. All you really need a realtor for is to get on HAR.com. Most people nowadays are finding homes themselves on that site and just telling the lazy realtor where to bring them. If they like your house, the agent will bring them.

Hire an attorney for paperwork. I believe Texas.gov has most of the standard forms available. Google is your friend.

It's really up to you. How many other homes are for sale in your neighborhood? They can help provide foot traffic.

Typically, FSBO takes longer as you are the only form of marketing for your home. Is time of the essence?

I would agree with the person who said hire an attorney for paperwork though. Should be around $1000 give or take I think.

You can get listed on MLS yourself for a flat fee as well. You should not end up having to go through an agent for 3% to get it listed. Google is your friend, as are sites like Zillow, Trulia, etc.

If you have time and are willing to put forth the effort, you can save yourself a lot of dough doing FSBO.

Our current house was sold FSBO for the last two purchases. Both times, their was an offer within the first 2 days. We live on a corner lot on the main road through the neighborhood, so we get a lot of traffic. My company is paying all realtor fees when I relocate soon, so I will be going that route. If that weren't the case, I would definitely do FSBO again. We took care of the offer paperwork, the bank and attorney took care of it from their. It really wasn't that difficult
