Seeking Realtor Advice

Mother-in-law passed 9 weeks ago and my wife is the executor of the estate. We were in the process of moving everything out to get ready to sell when the storm hit.
The (outdated) house is in Woodland Ridge, in a flood zone but has never even come close to flooding until recently.

My question is

1. Since we are redoing everything should we go ahead and do a little extra as far as updating in hopes of more of a return.
2. Keep it simple, because future buyers may be leery of recently flooded homes.

I think if you DO decide to redo it, you should defiantly bring it up to 2016 standards since you will be competing with other houses that will have this. Your target here is a family that doesn't want to deal with rebuilding their own house.

I would also consider gutting the house and seeing what you can get for it already gutted, as it gives a blank state. Keep the flood insurance money.

Sorry for your recent loss.

I will buy as is. You run the risk of being ripped off in this environment, with storm chasers and the lot. I have already seen a few $20,000 jobs quoted for $68k and $72k....

There are some inexpensive things you can do that will make your home stand out against the crowd. Tile the showers add granite throughout with under mounted sinks and paint. You should be able to do all for less than 10k. Shop around for granite. Your local stores could be as high as 50 a sqft when you can find wholesalers for much cheaper. I get mine from a company in ATL its never more than $33 sqft

Another thing I always do to my flips is a custom back splash in the kitchen. You can do this yourself if you have a tile saw. Depending on the size of the kitchen you can do this for $400 or less depending on the tile you pick.

You can also get new stainless steel appliance packages for $2500-$3500 hundred. I would definitely do that. Sears usually has good deals on them.
