Have a property for sale thru a realtor.

My realtor was sent a purchase agreement to purchase my property. Buyers realtor sent to her. I accepted and we sent back to the buyers agent.

My realtor did not get a earnest money deposit from buyers realtor with purchase agreement, and my realtor was told it was coming.

Buyer never produced the earnest money and is now not reachable, so we are assuming he is defaulting on purchase agreement.

Is there anyone at fault to blame here?

Only the buyer is to blame and good luck trying to collect it.

Your contract should state there is a finite time for your buyer to deliver earnest to agreed upon escrow location (brokerage, title company, etc...). If earnest has not been delivered in that time, contract is void.

This.

Unless the purchase agreement states that no check is needed. Which is possible I guess. Did you check the contract to see if they put an amount in there?
