I'd be lying if I said its not a little bit funny based on this guys posts when he first went on the market. Hiring a shitty realtor just gives it that extra

I forgot about that thread. Went back and saw it and had a good laugh again.

At first he hates that he had a realtor that was eager to show a house without giving 24 hours notice...now the guy takes shitty pictures and he wants to cut him out of the deal.

With couple months of experience I can tell you... anyone not interested in giving a seller a 24hr notice for an appointment isn't that interesting in buying a house.

I've had other realtors tell me this and I've seen it with my own eyes.

It's not too much to ask.


But desperate times call for desperate measures.
I'd rather show a dirty house than no show.

Your experience is your house is still on the market after almost 6 months so I that is bad advice. There is a reason every single person disagreed with you in that other thread.

The gems keep coming. Maybe not your house, but I've sold at least one without a 24 hour notice. Maybe 2. At the max a couple hundred.

You're a typical know it all pushy individual.
You want things your way when you want it...
the only person that was mad in that thread (outside of me of course) was you.

You've yet to say (even though you posted 10 times in the thread) why the 24 hour notice is unacceptable.

I don't really care how things are done in your market... Where I live there isn't 100 houses to see, so a day of house showing maybe 5-6-7 houses total.
For the last time, it's really not asking too much.... Plus my realtor put it in the MLS so it's there for any contacting buyer agent to see.. Maybe they should do a better job planning their showings for their clients?

From your posts I see why people in general hate real estate agents.

I'm not familiar with the previous thread at all, but I can tell you my parents just sold their house last week (located in Metairie, LA). My parents are both in their early 60s and there were (at minimum) 4 different potential buyers that literally gave them 4 hours or less to show the house.

If I were in my early 60s I prob wouldn't care either.

Two small kids can take my house from being show able to not showable in just few minutes.

I'm A fan of first impressions... I just want it to be in good shape when they come look.

Translation: I really hate that I don't know what I'm doing and need help. I really hate it that I have to ask for advice. I don't want to listen to the truth and I'm pissed off about it. I love it, but it's not easy getting started. My market has a ton of inventory right now, which presents it's own challenges, but if you work with motivated sellers that have realistic expectations and price their home properly, you can get it sold. the trick is making them realize that no amount of marketing on this planet will make their 200k house sell for 250, and that pricing it that high in the beginning will not "give them room to negotiate." Buyers aren't even looking at over priced listings here.

Eta: if you do decide to make the jump into real estate, find a coaching organization and follow their plan (don't sign up for coaching, most give you a basic overview of what you have to do to get started an it won't cost you any thing). I personally follow mike ferry, but he's not for everyone. There's also Brian buffini, Tom ferry, and others that have different takes. The bottom line is as long as you follow a system, you'll sell more than if you don't.

If you don't have much equity in the house, and it sounds like you don't, renting it out may be your best option. Can you buy the house you want without the equity?
