Property Management Firms for home rental

We currently have two homes....one we are in the process of selling and the other I am keeping as a rental. Up until now I have been handling all of the rental management myself but its becoming unwieldy since I travel a lot.

What are some good ways to filter the good property management firms from the bad?

talk to their clients, i don't really know how you judge them if not on first hand experience.

my experience was that if a rental goes south and there is damage or unpaid bills, they don't help collect the debt at all. I had to obtain a small claims judgement all on my own. Never collected the $2000 award.

Rental companies do not care about your property, only about leasing it. I rented out my first house due to the market crash in 2009. It truly depends on the tenants. I had horrible tenants who couldn't change a light bulb. I sold within 2 years. My friend has been renting his house out since 2012 and has had great tenants who treat it as their own. I didn't make any money. I'd buy a cheap POS and fix it up if I ever did it again. No mortgage with it.
