New Construction per Square Foot in BR

I hear several different prices ranging from $120-$180 per square foot. Has anyone built new construction in BR lately? I'm looking for an idea with highend finishes in the Hundred Oaks/ Webb Park area. I have the lot but debating on tearing down my house.

Any help or advice is greatly appreciated.

You need to shelf this idea for the next year till a lot of those flood homes are repaired.

I understand and won't be jumping into it for the next several months at least until things settle down. I'm trying to get a general idea though.

Can't help you in BR but here in SE bama builders are charging anywhere from $110-$130 /psqft for a custom craftsmen style home.

There will be plenty of contractors and subs coming to the area to rebuild. Once the work starts to die down, you will have some still hanging around looking for work. Thats when you will find your best prices.

It very much varies wildly depending on your plan, rooflines, finishings and unfinished space.

I'd forget about the price per square foot metric. It's almost useless. Do you have a house plan picked out? You need at least the base layout of the home to start talking price with contractors.

For example using the price per square foot metric. First time we sat down with a contractor it was 165 sq/ft. By the time we built it was about $115. The discussion quickly went away from how much per square foot and went towards "what's it going to cost and what can I afford to finance?"

I tore down in Old Goodwood and re-built. Completed in April of this year. Our finishes are fairly highend, and, minus the cost of the lot, we came out around $145 PP/sqf. That's wood throughout (less bedrooms), various grades of 3cm marble throughout, 11' ceilings, exposed brick, exposed beams, cabinets to ceiling, 2 fireplaces, 8' cedar fence...

Nick Cagley was our builder, can't recommend him enough.

ETA: that price did not include demo work, tree removal or site prep. When factoring that in we were at about $155 a sqf (less lot).

I'm assuming that's just living and not under beam.(not including lot)

We built a few years ago in west St Tammany and were at $122 living and $100 under beam.
Travertine in kitchen, marble in baths, wood throughout the rest. Built-in appliances, outdoor kitchen, custom cabinets in kitchen, 3 car garage, 9'-12' ceilings and a bunch of other useless crap. We did not use a GC and based on the estimates we initially got I saved about 45k. I would not recommend doing that unless you have the contacts to get the jobs done. Close to 80% of the subs were my clients so they had to answer when I called.

Currently helping my brother secure a construction loan but the quotes he has gotten from GC's is pretty damn high right now.

talked to a builder friend before storm, and 2000 sq ft custom was $140/sq ft. less if you wnet bigger. but as other stated... depends on finishes

Absolutely.

I'm in town in Atlanta and tore my house to the foundation last year and rebuilt it. Went from a ~1k sq/ft to 2700 with pretty nice finishes - probably not high end, but we ended up around $135/140 sq/ft.

Could have easily been upwards of 200 if we really wanted to blow it out, but we did all hardwoods throughout, Thermador kitchen appliances, big marble island in the kitchen and quartz on the other countertops, U Line wine fridge, built ins in a couple rooms. Cabinets can be insanely expensive. We got non-custom in the kitchen(granted we have a lot of cabinets) and bathrooms they ended up being around $20k. We ended up having the carpenters do the built ins in the living room, office and master bath and saved a good bit of money and they look really good. They made our mantle for the fireplace too and ended up doing a damn good job.

Builders are puffing their chests out a little in this high demand market here in TN. I was able to use my buddy as GC for flat 50k and use a few of my subs as well.

One thing to consider is builders get preferred pricing from vendors. On my lumber package alone my cost would have been 12k higher and almost 4k on my block vs builder/GC. All in All from the vendors discounts vs. the 50k for him to GC was just about a wash and I didn't have to chase every vendor down for everything needed addressEd. On a one off build good luck with that.

4782 living at 132/ft. House has everything, no material was spared except the $52/ft2 backsplash wife wanted. I am in real estate and used some of my vendors and called in every favor I had to get it done at this price.
