Lake Front Rental Property

Does anyone have any experience with rental property on the water?
I am considering purchasing a camp/house on the water (Lake Lanier to be exact), and would look to rent it out on a monthly or weekend basis. I am heavily vested in stocks, and would like to consider diversifying.This will be my first time venturing into real estate, so any advice or past experience will be appreciated.

My friends have a home on Lake Lanier(3500 sq ft 3 bed/4 bath with dual living areas on two floors). They were considering renting it out, but due to the utility and cleaning costs it did not seem worth it to them. If you are going to buy...I suggest you do so now. Around the Lake in Buford has been stagnant for a while, but in the last six months waterfront homes have been garnering much higher prices. Where are you going to buy? There are better deals in Gainesville at the moment.

I haven't decided yet. I'm just starting to do my research. I am not from here the area, so I have a lot to learn about the lake itself. Like you have said, it looks like better deals are near Gainesville.
