Obviously ask first what he wants for it. With that being said I would pay 350-365 for it. By keeping realtors out of it, it's worth roughly 375, and you also said in needs about 100k of work. If that is true if he puts it on the market he may have to sit on it for a while because of the updates. I would tell him all these things.

I'm saving you the realtor fees, the house needs work, and you can sell it to me now without having to deal with listing it and selling it which could take months. By paying around 360 I think y'all are both getting a fair deal.

He may not literally laugh off that point right in their faces...but unless it was discussed prior to the initial lease, as a rent-to-own type deal, that would absolutely have zero impact on my decision of how much to sell for.
