FSBO - Anyone ever use a service to list house in MLS outside of a Realtor?

So I don't want to have to spend 15K by selling my house with a realtor but I want to get on the MLS Listing. I'm willing to part with 2-3% for a buyers agent, but I bought at high point in 2007 so if I use a realtor with the comps in the neighborhood I'm likely to lose quite a bit.
I found a service with a good BBB rating that charges $400 to get me on the local MLS. Has anyone ever used this? I just do not want to throw away $400.

Ive never heard of one that cheap, but yeah, they are legit.
Make sure and ask their credentials and check them out with the LA Real Estate Commission.

I sold 2 houses without a realtor. No way I was paying somebody thousands of dollars to do something that is not hard to do. I got an appraiser I trust and sold the house for appraised value. I still figure I saved thousands of dollars and did not have to haggle with anyone. I did not move off my price. They either took it or passed on it at the price I wanted. I also know what houses around me were selling for.

if you have time to sell, it only makes sense to do FSBO and pay an attorney to handle the paperwork

There is a very popular site in the BR area for FSBO. I am in the process of using an agent currently to sell my house. I am not very happy. It seems like the sign you up put you on the MLS and let all of the other agents in town show you property. I am about half way through my 6 months contract.
If I had to do it over I would list on the FSBO site and allow agents at 2%.

I tried FSBO for 4 months. Stated that agents were welcomed. However, when agents called for showings I told them I was paying a flat rate of $5000 on a $275,000 listed price. Everyone pitched a fit and did not show the house. Seems like FSBO get blackballed out there. I have with a realtor now.

FSBOBR.com is owned/operated by a poster here ... not me and I've never met him but have spoken with him by phone (LSU ticket stuff). Nice guy.

Get 4 pics and listing for 6 months - going to give it a shot if I don't get hits tomorrow at open house.

I'll have to keep her site handy if house is still on market in a couple months - she must do a lot of volume with that pricing. Does that prevent other realtors from dealing with her since buyer agent only gets 2.3?

This will be my 2nd FSBO. First one sold the first day on the market - different time and price range now, though. Realtors are nice to have, but when houses get 200K+ I just can't see justifying their expense. Maybe I'll change my tune in a couple months if my house if still on the market.

My two cents:
If I lived in La, especially small town 10-20 minutes outside BR in any direction, no way I would use a realtor. Those communities advertise within themselves, BR included.
Where I live I currently have my house on market, with an agent, and i'm gonna pay 22k plus in commission at 5%. There is no way I would list here without an agent. Currently in my neighborhood there are 100 houses on the MLS, although in my price range (450k to 500k) its about 15 houses or so.
Most agents are very reluctant to show their clients a home that is not listed by another agent here, sort of a fraternity.
I'd say if you go 60-90 days with no bites or real interest, maybe try an agent and negotiate the rate down from 6% as much as possible (5% seems to not offend most realtors)
Edit: Most people looking at house 300k or higher will likely go with an agent IMO, especially since the purchase price doesn't affect what the buyer is willing to spend, even tho it may affect whether a seller will accept offer.

She does well, doesn't seem to both her. It bothers other realtors more. You can give her a call and she will will send info at no charge (A map of the area, what houses are listed for and what price the ones that sold).

Open House was a fail due to numerous reasons. Planning on paying for MLS listing tomorrow and if that doesn't work Della will be getting a call in a month.
