Ask Warren Zevon about this. Wait, you can't as he's dead. The Clean Air Act of 1978 severely restricted the production and use of asbestos in the US, unfortunately for you, houses well into the 1980's were still treated to asbestos popcorn from existing stocks. In essence you relied on the Federal Government to protect you in 1978 from something they knew was harmful and probably before you were born they sold you down the River. Maybe you have inside a closet or some other remote space a sample of the old popcorn texture? If not, welcome to the world of worry for the rest of your life. I'm there too, for the record.

Didn't realize that was extra, my guy does that for my clients for free in any house time period relevant.

Start getting bids, popcorn & asbestos both suck, no need for either.

Yeah, we'll if I was paying a lot for my inspection I would assume it was included.

Get estimates on asbestos removal and show up for final walk through with them.

Also I would tell them you found it is there before that final walk through.
