Finding acreage to buy - not listed in the MLS

I'm having "Bright Idea #728". Requires a large tract of open land - approx 50 acres. I know the approximate area I want to be in. Are there alternatives to perusing the MLS listings? Is a trip to the assessor's office worth it to contact the land owners directly? On average, how successful is cold-calling in purchasing real estate?

Actually for this specific issues, I would recommend landwatch.com.

Perhaps. I'm not 100% certain. I know it's great for sorting by size and location.

Are you trying to find FSBO only? Not sure what you're going for.

Well - if you have a fairly narrow area in mind, you probably have no choice but to cold call. I would suspect your property-to-property chance is pretty low, but I don't see how you have much choice. I would go to the assessor if the landowner isn't obvious and use public records to contact them. If your business plan is solid enough, they may agree to partner with you - and that may be something you can consider.
