Considering a move to Columbia, SC area

From BTR. I would be keeping my current job and working remotely.

I currently have a 2br townhouse that did not come close to flooding.

Should I rent it out? Should I take advantage of the market and sell it and make some extra cash?

I really don't know if I would ever move back this way or not.

Rental prices have skyrocketed I hear but sell prices aren't really jumping up to much yet.

Why are you moving?

In the short term, renting it out will cause more of a jump in monthly cash flow, then selling it would cause a jump in sales price.

How quickly can you be out of it? If you want to rent it... the time to do so is immediately. Wait too long, and FEMA will have enough mobile homes on the ground, and that whole fixing up rental properties program, where the rents will come back down.

The "pop" maybe over in a month or two, depending on how fast those mobile homes get here and how fast that new rapid repair program works. If you could have your house available for rent like tomorrow, you could be in some good shape.

Another issue to consider is that someone signs a year lease and then walks after three months when their house is repaired. Are you gonna wanna deal with trying to find another tenant right after you move?

I think if you want to move, move, if you don't, don't, I would not let this storm change your thinking, whatever it is.

If not going back lose the headache sell and start a new life. Congrats on getting out of Louisiana the people for most part are great but the infrastructure and government well......

Consider Atl if your job allow you won't regret it lots to do soooo many nice areas very progressive and the scenery is unique city hidden among mountains of trees

Know someone that recently moved to Charleston, SC and have fallen in love with the city and never want to move. Columbia is not nearly as nice.

As someone in the Real Estate game. Do NOT be a long distance landlord. WAY more risks than benefits. Sell and move on.

Good luck and congrats on leaving this sinking ship of a state.

My long time long distance GF lives in the Batesburg-Leesville area. Looking to move closer so we can do the normal dating thing.

That is what this is all about.

Charleston is probably not an option. A little too far.

I would be working from home. So I would want my living situation to be a decent balance between proximity to her vs proximity to shopping, dining, movies, etc... I am used to being close to everything.

I don't care AT ALL about bars.

Keep in mind the post above yours. I need to be a reasonable distance from the GF or there is no point in me moving up there.

We live in Evans just west of Augusta. Moved from Louisiana last August.
We love it here. Augusta itself, well it's ok, but the suburbs around it offer great schools and a functioning government which has been a welcome change.
Roughly 2 hours from the beach and 2 from the mountains.
We are really liking it
