Civic source- adjudicated property

Anyone use civic source or buy adjudicated property. I hear that the previous owner has the option to reclaim, or that there is often title issues.

In MS, the previous owner has two years to redeem a tax sale. They have to pay you 18% interest.

Property owner has 3 years to redeem after the tax sale. You better check for other liens like grass fees before dropping cash on a tax sale.

I know people that have purchased quite a few adjudicated properties from CivicSource. These properties are different than the certificates you get from the annual tax sales where you're buying the delinquent taxes and the previous owners have 3 years to "redeem" or essentially pay you back with interest. adjudicated properties are the ones that the Parish or City took back after failing to sell at a previous tax sale and the 3-year period had already passed. CivicSource does all the final legal work to clear the title and they work with a title insurance company that guarantees title insurance when sold. The people I know that have bought some of these have gotten really good deals on them and had no problems with title etc.

you have to initiate the bidding process by depositing $850. If it doesn't go to action or you lose the auction, you get your deposit back.
I saw a few properties in BR that only had 1 bid. So they got the property for about 5K. It may of been some bad area though that no one wanted. I saw others that had hundreds of bids. I see a few rual properties that I dont think many would bid on. Civic source acts like theres no strings attached like others have mentioned

Just beware of the parameters of the title insurance being issued. Make sure you understand that there is a good chance the only title insurance underwriter that will write over the transaction is probably the one that insured it.
