I'm in the same price range per sq as you; building with the same materials except I was able to get engineered quartz throughout the house. We did splurge on our kitchen appliance however couldn't afford the sub-zero/wolf brand...

I really like certain work of some builders. Lafayette area has a bunch of good ones though. It would depend on what extras you would like in a home.

I’ve heard of ppl doing that saderade. The GC is basically a consultant, helps price out the build, offers suggestions on subs and other things related to the construction, but it’s up to you on what subs you hire, etc. Can save you a lot of money if you have time and know good subcontractors.

It’s what I did after speaking to a family friend that did the same. This was the business model of this particular builder and he built some very large houses in the New Orleans area.
The cons of this model is that it’s going to be a longer process and will be more work for you. However you would have more control of the build and will also save a decent amount of money. When building a house, pick 2 of the following 3: quality, price, speed. You won’t be able to find all three.

What is a ballpark markup that GC’s put on the subs? Under that model, not only do you pay a lower contractor fee, but there are no markups on the sub work.
