Benefit of buying land directly from owner?

Can anyone help me identify the benefits or lack thereof of buying land directly from the owner rather than going through a real estate agent?

Also, are there any risks of going directly to the owner I should be aware of?

I would think you could possibly get it a little cheaper since he/she doesn't have to pay an agent commission.

None that can't be solved with the help of a RE attorney (who you SHOULD involve) which will be much less than some useless agent.

I agree with the above. If he doesn't have an agent, then he would save on the commission and could go lower his price. If he does have an agent, then he is already paying and you might as well let his agent split with your agent.
