Possibly getting away from neighborhood life

We found a 20 acre property that is in a good school system. Went and looked at it yesterday, has a smaller home on it that we would live in until we save enough to build. We're going to be going from 4600 sq ft to 2000 sqft of they accept our offer 
We have plans to get a prefab shed to house all of our stuff from the downsize. Going full trashy with an above ground pool, kids are used to having a neighborhood pool. Plan to get a zero turn and possibly a tractor to start clearing what we want and maintaining.
The kicker is there is, or should be, about a 1 acre creek fed pond. Looks as though it was not built with a proper spillway and one portion of the dam is completely washed away and now the creek feeds the pond and right out the other side. Hoping it isn't too costly of a repair. Might look into expanding the pond and using dirt from the to fix the dam correctly. Then restock it.
Any land/pond owners have any input to something we may be overlooking? We know it will be a project and take time.

I have 17 acres and love it.... 10 minutes from town but wouldn't trade it. Also have an old pond in need of repair. Never seems to be enough time to get it all done but I don't regret the decision to get out of "town" at all.

Both really, just making sure I'm not overlooking some major pain from owning property.
The pond is the only thing I'm not sure of, I don't think I can DIY repair it, not sure how to properly design a spillway and all that. No idea on what I'm looking at cost wise to fix it correctly.
Any recommendations for a pre fab shed?

You can see it's blown out in that back corner.

I hope they accept your offer . Moving my family out of a neighborhood is the best thing I’ve ever done .

For starters list
*pump it out
*have equipment muck it out and contour the bottom as you'd like
*add structure in pond for fish if desired
*clean all vegetation and trees from levee area and rebuild levees
*rebuild levee with proper clay based material and pack it in layers
*install over flow pipe to maintain level during rain events...also to prevent levee wash over which leads to wash out
*choose area and form emergency overflow with elevation above the over flow pipe
*pump it out

I would say don't get in a hurry to start clearing. I would spend a year with the land before clearing anything. What are you wanting to do with the land you are maintaining? Pasture? Garden?

+1 on the not clearing so much. My FIL had 10 acres and about 9 were cleared that he mowed regularly. I saw the time it took him and we decided not to buy it when they decided to downsize.

Moved from suburban neighborhoods to 6 acres.

It was her idea! I think duck videos on TikTok more than likely. We're home bodies anyway, we honestly don't even know a single person in our neighborhood and we've been here 7 years. It's an older more expensive hood, no kids, etc.
We plan to garden and dabble in chickens and such. No plans to clear a ton other than for the pond expansion.
