Mandeville custom home build price

Anyone have a VERY rough estimate on a custom home build in Mandeville? Lot is owned. Finishes would be high end.

Very rough guess - $200-250/sq ft.

I finished in October of 2022 in Covington. Full custom with high end finishes/appliances and we are at about $275/ft living on the structure. This is a little skewed though because we have a lot of non-living square footage (detached garage, covered patio, etc.)

What about land clearing?

We'd probably be clearing about 1.5 acres. I think the expensive part will be bringing in dirt because it will likely need to be raised a good bit.

I know. We were caught in the middle of the shite as far as building costs go. Lumber destroyed us. That said, our cost for total square footage was $165, so like I said, kinda skewed because of the significant amount of non-living space.

Hauling off trees is expensive, but you're correct about dirtwork being the most expensive part. It totally depends on the quality of your soil and how much muck out you're looking at. If you want to get an accurate estimate for this, get a couple of dirt guys to come in and take a look at the soil/take a couple of hole samples.

Built with J Hand in 2020 before shite went crazy. Construction cost was about $170 a foot under beam 4000/5800. The usual you would expect for his homes. It’s one of the ones on his web page. Now I would imagine that’s well north of $200 for the same.

Just to give you a rough idea about dirt work. House pad (80'x90'x32" high), shop pad (50'x50'x6" high), and a driveway (300'x12'x6" high), 6 compaction tests, and a limestone bull rock base over the entire driveway = 2600 yards of fill dirt and cost to be around 40-50k. That is with zero land clearing except scraping the topsoil off. That is with hauling all fill dirt in.
