I didn’t say they were going to operate with a profit. I said they wanted to get the club operational then sell immediately for a profit. They don’t have the pockets to maintain operating costs. I’d almost bet they have a buyer waiting

This is never the real estate investor's plan. His plan is to put the final nail in the coffin and build houses on it.

I believe UCLUB is subsidized by TAF.

TAF may suck money out of UC, but they don’t subsidize it. UC does well on its own.

TAF owns the land. I am curious how the arrangement works. How does TAF suck money out and how does UCLUB do well on their own? Are you saying that UCLUB could buy that land and do perfectly well on their own?

Yes…I certainly could be wrong here. But if I remember correctly, the land was donated to the TAF and then the UC leases it back?

But yes, the UC can stand on its own without a subsidy from TAF.

But the point is UC isn’t currently on its own and is subsidized. And you are speculating that if they were completely private and purchased the land and had a huge note etc that comes with that they could still be profitable. And also all those members wouldn’t go elsewhere when it is no longer tied to LSU.

Was the UC renovation not funded by TAF?

I believe he is saying UClub pays their lease and after all expenses are paid breaks even or makes a profit now.

Speculating about what would happen if they borrowed the money, paid a note is pointless because that isn’t going to happen.
But if TAF decided to sell the property to the Club the key piece would be how much the note would be and how much the lease is per month.

I heard a new group of investors has a new idea for The Bluffs. They're going to get the course back in shape and try to make money selling real estate and operating the club. This new direction that the new owners are going to take just may be the magic formula for success that has been missing at The Bluffs since it opened back in 1988.

Did the club or TAF pay for the renovations? Is the lease at fair value?

Let’s not pretend TAF is just taking money and doing nothing. That isn’t speculation.

The point stands. UCLUB isn’t on its own.

Oh look, the guy who hates every fricking golf course in Baton Rouge.

It's BREC's fault, blah, blah, blah.

The guy who said golf courses would go out of business you mean? I didn’t say I hated them. I just said the economics suck for golf in BR bc of BREC and LSU.

Since I have been saying this a long list have closed. Howell, Dumas, Sherwood, Island (reopened), Westside, Bluffs. I am sure others.

But please keep the narrative up that I am a hater of BR golf. I am just pointing out facts. Golf business is terrible in Louisiana.
