My mom is in the process of executing a 1031 right now so I may be able to answer some low-level stuff.

Feel free to ask questions, but you will need a qualified intermediary to do it, and there are lots of firms out there that do this type of work. They are worth every penny.

Their fees are very reasonable as long as it's not a 'reverse' deal (sell new before you buy old property).

Plenty of info at Atlas 1031

Talk to Andy. VERY helpful and very reasonable fees. He recently did one for me and it was a breeze. He handles ALL the paperwork for both closings (sell and buy). While he's in Florida, he does quite a few in Louisiana.

Call a local company - Bill Hyde - used to own Baton Rouge Title Company, has run Title Exchange Company for 25 years doing exchanges.
