Yeah, I'm not going to do that twice a day and risk gas going up to $4/gallon, but it's an interesting idea.
I'm reading that living in MS means that you pay MS state taxes, even if working in TN. That might be a significant factor as well. The property taxes will offset it some, though, based on the houses I've looked at so far.
