Can someone explain this to me ?

(+) Agricultural Market Valuation: $958,260
--------------------------
(=) Market Value: = $958,260
(–) Ag or Timber Use Value Reduction: – $915,440
--------------------------
(=) Appraised Value: = $42,820
(–) HS Cap: – $0
--------------------------
(=) Assessed Value: = $42,820

So with the above information on this property , what is the true value of the land ?

They call it use value assessment in La,, lowers your property tax on Ag, forest, and marsh land. Called Ag exemption in Texas I think. That is property tax math you have there, right?

You're taxed at a different rate on ag. & timberland. What you posted shows that the property is receiving the exemption.

The true value of property has nothing to do with the Assessor's listed "value". The value is either what the market will bear, or depending on the situation what a licensed appraiser values it at based on comps.

If the tax assessor is valuing it at $958,260.00. It is probably worth about $750,000. Have you ever seen a tax evaluation that is set at what it would actually bring?
My family has a farm that is assessed at $20,000 per acre by the county. The state wants to buy some land to put a road in and their appraisal is $9800 per acre. I told them we would take it to court and let the county appraiser fight it out with the state appraiser. Have not heard back on their decision, but it should be interesting.

If they want it bad enough they'll get it through Eminent Domain. Been down that road in Bossier Parish. Bunch of bullshite. New overpass project encompassed ~5 acres of our property but devalued a few hundred acres by $1,000s/acre.

Went through all that. They paid us for the loss on the acreage that was included in the project, but not for the loss of value on the adjacent acreage.

Just about out of that property though, sold 1k acres to a mitigation bank and only have 30 acres left right around the road project. Still leaves a bad taste in my mouth how it all went down.
