The seller gave us a year with Old Republic when we bought the house. They were actually pretty good. But the renewal was pricy, so we switched to Choice Home Warranty. You get what you pay for I guess. We only had one claim and they denied it. The guy that they sent out misdiagnosed the issue (actually he lied) and they still denied it. Wouldn't recommend them to anyone.

We’re fighting with ORHP on a dishwasher right now… they can’t get the dishwasher because of whatever shortage excuse we’re using today, even though I can go get one off the shelf at Home Depot.

Even still, they only want to give me the value of there cost, which is like $300 less than retail. And they throw in free install, which is another $150.

But, a year ago they replaced my $1200 stove after is started acting up.

My AC goes out, I pick up the phone, my AC guy is here within a day, usually the same day. My friend has American Home, his AC goes out, it will take days, then if the a component needs to be replaced, it is with a contractor grade piece of shite.
I can fix most things on my own anyways.
