Doesn't that put you in city limits (with city taxes) or in a much older neighborhood (that the original M.U.D. bonds are paid off)?

Well, yeah - you moved to the burbs. Houston has some of the cheapest burbs in the nation (thanks to the miles of flat land surrounding the city and multiple entry points to the city from every direction).

That said, I’ll never understand why Louisiana CoL is so high for what you get as well as what the average income is. Louisiana has to be one of the worst places in the country in terms of income/cost of living/general shittiness ratio.

I just protested my taxes yesterday in Galveston Co and won. The comps they pulled were outside my neighborhood. I had a real estate agent pull the comps sold last year IN my neighborhood and there was quite a spread between their “indicated” value (based on their comps) and the actual price per sq ft value of properties sold in my neighborhood. It took 3 seconds for the panel to determine that the comps pulled by the assessor and actual sales values were way off. They didn’t even look at the other supporting info or pictures I brought.

Living inside the loop is expensive. And getting more expensive. Areas of blight are getting gentrified.

The suburbs remain relatively affordable and the city and metro area are so fricking big that you can find something for everyone.

Texas doesn't have an income tax, though, so you take that trade off. Property taxes are outrageous, but you aren't forking over hundreds of dollars a month to the state either.

Sold my house in Oak Forest a year and a half ago. The value of it had not gone down. Quite the contrary.
