Most overrated sandwich in Baton Rouge

What’s Nicholson Gateway?
It's a new on campus apartment complex with retail space as well. It is currently under construction and is located at the intersection of Nicholson and N. Stadium

I know nothing about zoning and the planning commission...is there a reason that the city keeps allowing these things to get built (other than incompetence)? There has to be some reason because anyone with a brain can see that this is going to be a disaster in 10 years (or less).
You can't tell a developer what they can do with their own property as long as they are willing to improve roads/drainage/sewer to build. The citizens can complain though.

Students won't be moving to Nicholson Gateway and living under LSU's ridiculous rule. Nobody who is older than a freshman wants to live with an RA under dorm-like rules. Nicholson Gateway will be a massive bust.
I thought they were going to be apartment styled.

I heard The Cottages (don't know what they're called now) is Section 8 housing now, do you know if that's true?

I will never shop at Rouses again. We shop at Whole Foods and the bill is always $30-$50 cheaper than Rouses. frick that place.

AM Mart Cajun turkey poboy (it was as good as I remembered). I hardly recognized the area around Burbank and Ben Hur
Damn.....that was a really good sandwich. It's been at least 25 years since I had one. Is it still Khory and Hamid that run the place?
I can remember before anything was there.... and then....they erected a Golden Arches followed by a Winn Dixie

My freshman year (2012-13) was the first year The Woodlands opened and the Cottages was about 2 years before that. The Cottages was LSU's first true luxury student off campus apartment with the gym and lavish pool and games and all the stuff, plus having actual separate homes was pretty cool too. Then my third year the Exchange opened although that wasn't quite as luxurious then in my 4th year they opened Sterling Burbank and The Standard (the first one actually walkable to campus) and then my fifth year they build Cottages 2 (Arlington Cottages) and Woodlands 2 (Wildwood) and Parkplace.
There's just a ridiculous amount of "luxury" student housing in that area south of LSU and now with Nicholson Gateway becoming an option a lot of those places that are already pretty sparse will become even sparser. The developers have showed almost no self control in that area. And now I see they're opening up 4 or 5 little strip malls on the Lee/Burbank corner across from the Winn Dixie. That Rouse's/Ritollo's/Gas Station would've been great when I was there but I feel like soon that area really won't have the people living there like it used to to sustain all of those business.
It's like the developers saw how popular that area was, decided to build, but didn't realize most people are moving out of that area already.

So Southern students makes it section 8?

The developers from an apartment stand point are most definitely out of control. But the shopping centers and rouses will be fine there are a ton of people moving through that area everyday and there always will be.
