Since you will have 3 "groups" of people accessing your internet, I would look into something with a vlan to keep each rental separate from your network. I've never set up a vlan, so you'll want to get more advice on how to do it, but possibly get a Unifi Security Gateway, a managed switch, and Unifi access points.

Thanks for this. I have no clue WTF you just said but it will give me somewhere to start
I'll get 300mbps fiber so that should be enough for 3 groups. I want to make sure nobody can use too much since I'll be including it in their rent and I certainly don't want my internet slowed down. If they absolutely need more they can pay more and the next tier is 500mbps.
