Central is next. It has about another 5-10 years before it goes to crap. Starting to turn that way already.

Those neighborhoods down Hooper like Tanglewood and Carmel Acres for sure. I think the rest will be ok because of the schools

Have you seen what property values in Central have done the last 5 years? Flooded stuff is selling for pre-flood prices, and non-flooded stuff is up a good bit. Central and Zachary, despite being located in EBRP, will thrive on the backs of their schools. Much like St.George would have.

I don't think you're correct. Central has it's own school district which will keep white people there. Plus, Central has a strong community pride that I don't think people give them enough credit for. Say what you want about Central, but the people from there are proud to be and are usually hard working, blue collar folks who give a shite about their schools and their community. Pretty much the complete opposite of ghetto blacks.
