Going further on what Croacka said, many bids are moving to "under roof" since many people now "finish" outdoor as well. In my case, I have a large outdoor patio, which by default skews my living sq. ft. price to 180+ but the under roof price is roughly 100, give or take. If it was a standard size outdoor area my living would come down to about 150 sq. ft.

Built in Covington 1 year ago with a Contractor.
$145.00 per sf living.
$104.00 per sf underbeam.
A few things to consider in those SF prices:
1) included clearing a heavily wooded 3/4 acre lot.
2) lots of fill to get the house slab to grade.
3) No city water or sewerage so I had to buy a Well and Septic tank (not cheap)
4) The underbeam SF includes the garage. BUT doesn't include a 345 SF unfinished bonus room above the garage.
5) I have mid to high range finishes with tall ceilings, open floor plan.
The building process was fun for us, I hope the same for you!
